Balboa Highlands
Balboa Highlands is the first post-World War II neighborhood in the San Fernando Valley to achieve historic district status. Their zip code is 91344. It is located inside of Granada Hills in the San Fernando Valley. Balboa Highlands was constructed from 1962-64 by developer Joseph Eichler, who built thousands of homes in Northern California. It is one of only three Eichler tracts in Southern California, and the only Eichler development in Los Angeles County. The homes here were built around an atrium accessed through sliding-glass doors, blurring indoor and outdoor space. Balboa Highlands represents an outstanding example of Mid-Century Modern residential architecture. The Balboa Highlands HPOZ was adopted by the City Council in 2010. Many of the homes in Granada Hills were designed by the famed architect Joseph Eichler, whose style defined mid-century homes. When you look at houses in Granada Hills, you’re sure to find his iconic pitched roofs and beam ceilings all around.
The market for ADUs is trending in the Balboa Highlands due to its rich community feel as well as suburban life there. It’s a gorgeous neighborhood in a prime location, with great options for work and school, and a thriving, diverse community. Granada Hills Charter School is part of the public school system, and is rated #3 for public high schools in LA. Students living in the area will also have access to specialized schools, which offer programs in the arts, STEM studies and more. These include the California Academy of Math and Science and the Orange County School for the Arts.
