Check out this garage conversion ADU with an addition in Mar Vista. This garage conversion is 575 sqft and costed the homeowner $225,000. The ADU was designed as a 1 bed/1 bath behind the main home. The Original structure was less then 250sqf so we did an addition in the rear and south side. The Homeowners decided to go with a large kitchen and a lot of outdoors space. They decided to go with larger appliances and full-size furniture. This homeowner is a contractor himself and a good friend of Neo Builders, we helped him build a JADU. He purchased the home in late 2021, the existing home was 1900 sqf with a master bedroom/bath of approx. 500 sqf. This was perfect for a junior accessory dwelling unit. The problem was that the master bedroom needed to be gutted. Neo Builders helped Sean with plans and permits. He consulted with us through out the project. He just passed final inspection and now has two units on the property with plans on converting his detached garage into an ADU. This will give him three units on one single family home. Sean plans on renting out all three units and has already rented the JADU for $2000 a month. Building an JADU might seem challenging, but the NEO builders are there for every part of the process. We not only draw the architectural plans, mechanical plans, structural plans, but we also submitted them to the Los Angeles building department (LADBS)

Check out this video tour of our latest ADU garage conversion, with an addition in Los Angeles Featuring a beautiful red door, stainless steel appliances, rainfall shower, and a patio. The existing garage was 360 sq. ft. which is usually big enough for a studio, but the client decided to add an addition of 120 sq. ft for a total of 480 sq. ft. The bathroom is approximately 45 sq. ft. The kitchen is approximately 28 linear ft. The exterior backyard is around 450 sq. ft. We believe that homes in the san Fernando valley are a perfect candidate for ADU's This property owner used to rent the main home for approximately $2300. We renovated the main house a bit and built the ADU, now the homeowner rents both units out, for approximately $2900 for the main house and $2000 for the ADU. Bringing his total to $4900 in gross rentals.

In the heart of Mid City, Los Angeles, this beautiful newly renovated home has just hit the market. Three very spacious bedrooms, the master having a huge walk-in closet and bath with white tiling, black and gold accents. The second bedroom has a wardrobe closet with sliding doors. The third bedroom could easily be used as a den/office. The living room and dining room flow together as they are adjacent to each other. The kitchen is completely updated with brand new black and wood cabinets with gold hardware as well. In the kitchen, you will also find a laundry cabinet with brand new appliances. A beautiful lot and outdoor space help to make this home very useful.

NORTH HOLLYWOOD, CA
This project includes a 400 square foot ADU a one-bedroom one bathroom. Kitchen: 23 linear feet custom kitchen cabinets, appliances (including 30” oven, 30” microwave hood, 24” sink, 30” washer/dryer, 30” fridge). The backsplash in the kitchen goes from the counter to the ceiling and around the window. The countertop is prefabricated quartz from Brazil with white shaker panels. Bathroom: 40 square feet, approximately 8 feet in length and 5 feet wide, tile floor to ceiling on all 4 walls, including a floating bench made from the slab in the kitchen. We finished the shower with a custom framed shower glass, toilet from delta, and a 24” vanity from home depot. Bedroom: Approximately 110 square feet perfect for a queen bed with a 4x4 egress window. Our homeowner wanted extra storage so we created a custom closet with storage above.

This ADU is located in Los Angeles, in the Valley Village Neighborhood. This ADU is a 1 bedroom, 1 bathroom, 360 sq ft unit. It includes kitchen appliances, vanity, it's own entrance from the main home, and two ductless mini splits that keep the ADU cool during the summer time. This ADU is prefect for airbnb because it is near Universal Studio. This ADU adds not only equity but is a secondary source of income for the homeowner!

This ADU is 600 sq ft, containing 1 bedroom and 1 bathroom. This is a garage conversion, the existing garage was in terrible condition. We had to do a new foundation and a new roof, costing the homeowners more. The idea behind the ADU was to split the two units, making it seperate from the main dwelling unit. The ADU has custom cabinet and prefabricated counter tops. The ADU contains appliances with a Lazy Susan. If you want to know about this ADU check out the entire video!

This project is located in Huntington Park, CA. We converted the backyard garage into an ADU! This is a garage conversion with an ADU. We have a shared laundry unit for the ADU and the main home.
