What should you keep in mind in the planning stage of your Garage Conversions?

Since January 2020 it has become much simpler to get plans approved by the city of Hollywood.

All plans need to include “Site Plan” showing location size and setbacks of all existing and proposed structures. The site plan must also have dimensions of easements/right of ways on the property. The floor plan and building elevations will come in place. Utility easements will be important and should be discussed in the first meeting with the general contractor.

Clients must have Deed restrictions and provide proof of recordation; this can be done by the architect but would need the home owner to certify all letters.

 

Once all paper work is recorded the draftsman will submit complete plans with required structural and energy reports to the building and safety division for review. This process should take around 40-120 days but the city Hollywood has been know to take their time. There is an expedited process but it does cost a bit more.
