340 SQ FT CRESCENT HEIGHTS GARAGE CONVERSION

Small ADU budget? Only three months? Small space?

A challenge, but not impossible. 

This ADU stands as a testament to what's possible in the realm of ADUs. These homeowners had the odds stacked against them, but with some smart decisions, they got the perfect backyard home for their needs.

This ADU was being built for the homeowners to use as a rental to help offset some of the mortgage. With that in mind, privacy was of utmost importance. We incorporated vinyl fencing all around the walkway leading to the unit, so that both tenant and homeowners can enjoy their privacy. 

Affordable does not equal cheap.

Despite the small budget, we were still able to add in high quality finishes like a solid oak wood front door with vertical lines to add some texture. The style continues into the kitchen where we installed white oak cabinetry to match the front door.

Even with a small footprint, we included a stackable washer/dryer, massively increasing the appeal to potential tenants. 

The bathroom features a bathtub and fully-tiled shower, finished with quartz hardware and the same white oak found in the kitchen for the cabinets. 

Finally, we finished the ADU with a 10 ft deep backyard space. The homeowners originally wanted to expand the original footprint to make the ADU larger, but after some consideration, we decided a private backyard space would be much more impactful and cost-efficient.
