Small ADU budget. Tight timeline. Limited space.
That combination usually scares homeowners away from starting a project.
But it does not have to.
This Los Angeles garage conversion ADU is a great example of what is possible when the project is planned correctly from the beginning. The homeowners had just purchased a newly renovated home and stretched their budget to make it happen. Shortly after moving in, they realized the monthly mortgage was higher than they were comfortable with.
They needed a solution that would generate income quickly.
That is when they decided to convert their detached garage into a studio ADU that they could rent out. The challenge was that they needed everything done in just three months. That timeline included design, permitting, and construction.

The honest answer is that it depends on the builder and the level of planning.
For this project, we completed everything in three months. That included design, permitting, and construction. The only way that timeline is possible is by having a clear plan from the beginning and avoiding unnecessary changes during the process.

We solved that by creating a private entrance along the side of the house. The walkway leading to the ADU is fully enclosed with white vinyl fencing. This does two things.

First, it creates a clear separation between the main home and the ADU. Second, it gives the tenant their own defined outdoor area, which is a huge plus in Los Angeles.
Privacy is one of the most overlooked parts of ADU design, but it plays a major role in how desirable the unit is to renters.
Exterior Design That Matches the Main Home
From the outside, the ADU feels like a natural extension of the property.

We used smooth white stucco to match the main house, which helps the unit blend in instead of looking like an afterthought. The black window frames and exterior light fixtures add contrast and give the design a more modern feel.
We also replaced the roof entirely since the original structure was in poor condition. In addition to that, we reinforced parts of the foundation and framing to ensure long-term durability.
This is an important point. A garage conversion is not just about making something look good. It needs to be structurally sound and built to last.
A Small Kitchen That Still Feels Complete
The ADU is 340 square feet, so every inch matters.

The kitchen runs about 8 linear feet, but it still includes everything a tenant needs. We installed a 24 inch refrigerator, a 24 inch oven, and a microwave hood. The sink is a 20 inch undermount, which keeps the counter space usable.
The cabinetry is two tone, with white uppers and white oak lowers. This ties in nicely with the solid oak front door and keeps the design consistent throughout the unit.

We used a pure white granite countertop and extended the backsplash all the way up with off-white subway tile. The black fixtures bring everything together and add contrast.
Even in a small garage conversion ADU, the goal is to make the kitchen feel intentional, not squeezed in.
Designing Around How People Actually Live
One of the biggest mistakes people make when designing a small ADU is focusing only on what fits, not how it will be used.

In this layout, we planned for a small three seat dining table. That meant thinking about how someone would walk through the space, where they would sit, and how the kitchen and living area would connect.
This kind of planning is what makes a small unit feel comfortable instead of cramped.
Bathroom Design with High Value Features
The bathroom is 5 by 8 feet, but it includes features that renters are actively looking for.

There is a tub and shower combo, which appeals to a wider range of tenants. The vanity is 24 inches with white oak cabinetry and a white quartz top. The finishes are gold, which adds warmth and contrast against the lighter tones.

We installed the tile vertically to draw the eye upward and make the space feel taller. There is also a built in niche for storage.
Most importantly, we included a stackable washer and dryer inside the unit.
Why We Prioritized a Washer and Dryer Over Closet Space
In a small ADU, every decision comes with a tradeoff.

To fit the washer and dryer, we had to reduce the size of the closet in the sleeping area. That might seem like a downside at first, but in reality it adds much more value.

In-unit laundry is one of the most requested features from renters in Los Angeles. It can be the difference between someone choosing your unit or passing on it.
A slightly smaller closet is a smart tradeoff when it leads to higher demand and better rental potential.
A Studio Layout That Still Feels Separate
Even though this is a studio, we created a sleeping nook that is tucked away from the main living area.

This gives the space a sense of separation without needing additional walls or square footage. The nook includes a small closet and is positioned in a way that feels more private.
These small layout decisions have a big impact on how the space is experienced.
Balancing Natural Light and Privacy
One side of the ADU does not have any windows because it faces the backyard of the main house. This was intentional to maintain privacy for both the homeowners and the tenant.

On the adjacent wall, we installed a large sliding glass door that opens to the private outdoor space. This allows plenty of natural light into the unit while still keeping the layout private.
Why We Chose a Backyard Instead of Expanding the ADU
Originally, the homeowners wanted to expand the footprint of the garage to create a larger unit.

After reviewing the options, we recommended a different approach.
Instead of making the ADU bigger, we used that space to create a private backyard area for the tenant.
This decision had several benefits.
It reduced construction costs. It kept the project within the three month timeline. And it added an outdoor feature that renters in Los Angeles highly value.

A larger unit does not always mean higher rent.
For example, increasing a one bedroom from 400 square feet to 500 square feet does not significantly change the rental price. But adding an extra bedroom would.
Since the property did not allow for that kind of expansion, the private outdoor space was the smarter investment.
The Final Result
What started as a financial challenge turned into a long-term solution.

The homeowners now have a fully functional garage conversion ADU that is ready to generate rental income. The unit is private, efficient, and designed with real-world use in mind.
