Garage conversions are one of the most efficient ways to add living space to a property, especially in neighborhoods like Northridge where many homes already have detached or attached garages that can be transformed into accessory dwelling units. In this project, the Neo Builders team converted an existing garage into a 440 sq ft, 1 bedroom, 1 bathroom ADU designed specifically for a local chef and his fiancé.their needs.

Because the homeowner is a chef, the design placed special emphasis on the kitchen layout and functionality. The goal was to create a space that feels larger and more practical than a typical garage conversion kitchen, while still maintaining comfortable living, sleeping, and bathroom areas within the compact footprint.
Throughout the home, you’ll notice thoughtful details that make the space feel bright and open. A frosted glass entry door captures the morning light and the operable skylight brings in additional natural light and ventilation. These small design choices make a big difference in a 440 sq ft space.
Below, we’ll walk through the full project and highlight the layout, design decisions, and features that make this Northridge garage conversion ADU both functional and beautiful.

Project Overview: 440 Sq Ft Garage Conversion ADU in Northridge

Location: Northridge, CA
Type: Garage Conversion ADUSize: 440 sq ft
Layout: 1 Bedroom, 1 BathroomClient: Local chef and fiancé
This 440 sq ft garage conversion ADU in Northridge was designed to turn an underutilized garage into a comfortable, functional living space tailored to the homeowners’ lifestyle. Because the client is a professional chef, the design placed extra emphasis on creating a larger and more functional kitchen than you typically see in a garage conversion ADU. The goal was to make sure the kitchen could handle real cooking while still leaving enough room for a cozy living area, spacious bathroom, and dedicated bedroom.
Another major design priority was natural light. Since one wall of the living room is shared with the main house, traditional window placement wasn't possible in that area. To solve this, the design incorporates a frosted glass entry door, a narrow sidelight window, and an operable skylight to bring in natural light and keep the space feeling open and airy.
Throughout this Northridge ADU, thoughtful design choices help maximize every square foot. An L-shaped kitchen with extra storage meets all the needs and wants the client asked for and a smart bathroom layout with built-in laundry brings functionality to every corner. Let’s see how these design decisions come together to create a bright, functional home that feels much larger than its 440 square feet.
Designed for a Chef: A Larger-Than-Average ADU Kitchen
Because this ADU was built for a professional chef, the kitchen became one of the most important spaces in the entire design. In many garage conversion ADUs, the kitchen is kept compact to maximize living space. But in this case, the goal was different. The homeowner wanted a kitchen that could comfortably handle professional cooking, with enough counter space, storage, and appliances to make the space both functional and enjoyable to use every day.

To make this possible within a 440 sq ft floor plan, the kitchen was carefully designed to balance workspace, storage, and flow while still leaving room for the living area, bathroom, and bedroom.
See how the kitchen layout and finishes work together to create a space that feels both practical and visually cohesive.

Kitchen Layout
The kitchen uses an L-shaped layout, which is one of the most efficient ways to maximize counter space in a smaller footprint. This configuration creates a natural work triangle between the sink, cooking area, and refrigerator while keeping the kitchen open to the rest of the living space.

A moveable peninsula was added to provide extra prep space when needed. This flexible piece can be repositioned depending on how the homeowner is using the space; cooking, chopping, entertaining guests, etc.

To support the client’s cooking needs, the design also prioritizes extra storage throughout the kitchen, including upper cabinets and storage above the refrigerator to make use of vertical space.

Kitchen Features
The kitchen finishes were selected to feel clean, bright, and cohesive with the rest of the ADU.
The sage green cabinets add a soft pop of color while maintaining a natural, calming tone throughout the space. This color choice is carried into other areas of the ADU to create visual consistency.

To keep the kitchen feeling open and bright, white subway tile runs all the way up the wall, acting as both a backsplash and a feature element that visually expands the space.

The countertops are quartz with a subtle green finish, which ties together the cabinets and backsplash while providing a durable surface for daily cooking.

Additional kitchen features include:
Farmhouse sink
24-inch dishwasher
30-inch oven with microwave hood
30-inch refrigerator with storage above
LED lighting installed under the cabinets for better task lighting
East-facing single-hung window that brings in natural morning light

These features ensure the kitchen is fully functional while still fitting comfortably within the ADU footprint.
Ventilation for Cooking
Probably one of the most unique solutions we integrated was a skylight. Since cooking was such an important part of this ADU’s design, ventilation was carefully considered. Above the kitchen, the team installed an operable skylight that opens upward.

This skylight serves two purposes. First, it brings additional natural light into the center of the home. Second, it allows heat, cooking smells, and steam to naturally vent out of the space while the homeowner is cooking.
This simple design element helps keep the kitchen feeling fresh and comfortable, even during heavier cooking sessions.
Bringing in Natural Light
Natural light was an important design priority for this Northridge garage conversion ADU. Because garage conversions often have structural limitations, like shared walls with the main house, bringing enough daylight into the space requires thoughtful planning.

East-Facing Entry
The front door of the ADU faces east, which allowed the design to take advantage of natural morning light. Instead of using a traditional solid door, the team installed a frosted glass entry door that allows sunlight to enter the home while still maintaining privacy.

To bring in even more light, a narrow sidelight window was added next to the door. This small detail helps brighten the main living area early in the day and prevents the entry space from feeling dark or enclosed.
Together, the frosted glass door and sidelight create a welcoming entrance while allowing natural light to filter into the interior.
Skylight for Additional Light
Since one wall of the living room is shared with the main house, adding windows on that side of the ADU wasn’t possible. This is where the same operable skylight used for ventilation in the kitchen also works for providing that natural light throughout the whole unit. We’ll cover more of this later.

This combination of natural light and ventilation helps keep the ADU feeling fresh and comfortable.
Exterior Design Details
The entry also includes a subtle design detail that ties the ADU to the main home. The front door and trim were painted a purple mulberry color, matching the exterior accents of the main house.

This small design choice helps the converted garage feel like a natural extension of the property rather than a completely separate structure, creating a cohesive look from the outside while still giving the ADU its own character.
Spacious Bathroom Layout (10 ft x 5 ft)
Even within a 440 sq ft garage conversion ADU, the bathroom was designed to feel comfortable and highly functional. The layout measures 10 ft by 5 ft, which provides enough space for a full shower, vanity, and even an in-unit washer and dryer without making the room feel cramped.

Smart storage and consistent design choices help the bathroom feel cohesive with the rest of the ADU, while the layout maximizes every square foot.
Bathroom Features
At the center of the bathroom is a 36-inch vanity in sage green, matching the cabinetry used in the kitchen. Carrying the same color throughout the ADU helps create a consistent design language and makes the space feel more intentional.

Above the toilet, open shelving provides additional storage for towels, toiletries, and everyday essentials without making the room feel visually heavy.

The shower is fully wrapped in white subway tile, which keeps the bathroom feeling bright while also tying back to the kitchen backsplash. A 180-degree swivel glass shower door was installed to make entering and exiting the shower easier in the compact layout.

Inside the shower, a built-in niche with LED lighting provides a convenient place for shampoo and soap while adding a subtle design detail that elevates the space.

To maximize functionality, the bathroom also includes a stackable washer and dryer, allowing the homeowners to have in-unit laundry without sacrificing too much floor space. Above the laundry units, additional storage cabinets take advantage of vertical space to keep cleaning supplies and household items neatly tucked away.

By carefully organizing the layout and incorporating storage where possible, the bathroom manages to include all the essential features of a full home while still fitting comfortably within the footprint of this Northridge garage conversion ADU.
Cozy Living Room Design
Designing the living room for this ADU required working around one key constraint: one of the walls is shared with the main house. Because of this, adding a window on that wall wasn’t possible. Instead of forcing a window where it couldn’t go, the design focused on other ways to bring in natural light while keeping the space comfortable and private.
Working Around the Shared Wall
Since the wall between the ADU and the main house cannot have windows, the team focused on introducing light from other areas of the home. The frosted glass front door allows sunlight to filter into the living area while still maintaining privacy from the outside.

Above the space, the same operable skylight that allows for efficient ventilation also brings in additional daylight from above, helping distribute natural light throughout the main living area. This combination keeps the room from feeling enclosed and reduces the need for artificial lighting during the day.
A Space Designed to Feel Personal
Even without a window on the shared wall, the living room still offers a comfortable and inviting place to relax. The homeowners plan to install a large statement piece of art on that wall, turning what could have been a limitation into a focal point for the space.

The result is a cozy, private living room that feels connected to the rest of the ADU while still offering a quiet place to unwind. The layout also keeps the space open to the kitchen, allowing natural light from the entry and skylight to flow throughout the main living area.
Bedroom and Workspace
The bedroom in this Northridge garage conversion ADU was designed to feel comfortable and functional while still fitting efficiently within the 440 sq ft layout. Measuring 10 ft by 13 ft, the room provides enough space for a full bed, storage, and a small dedicated work area.

Natural Light and Comfort
To bring natural light into the room, the bedroom includes a 4 ft by 4 ft window, which helps brighten the space throughout the day. This window also provides ventilation and helps the room feel connected to the outdoors.
Dedicated Workspace
A small dedicated workspace was incorporated into the bedroom layout, giving the homeowners a place to work, write, or use a laptop without needing to take over the living room or kitchen.

This flexible space makes the ADU more practical for modern living, especially for homeowners who occasionally work from home.
Closet and Storage
Storage was also carefully considered in the bedroom design. The room includes a closet with sliding doors, which helps save space compared to traditional swing doors while still providing convenient storage for clothing and personal items.

Together, these design choices create a bedroom that feels comfortable, practical, and well-balanced within the overall layout of this Northridge garage conversion ADU.
Thinking About Building a Garage Conversion ADU in Northridge?
Garage conversions have become one of the most popular ways for homeowners to add living space in Northridge and across Los Angeles County. Many properties already have attached or detached garages that can be transformed into fully functional homes without needing to build a brand-new structure from the ground up.

For many homeowners, converting an existing garage into an ADU can be faster and more cost-effective than building a detached ADU. Because the structure, foundation, and roof are already in place, much of the construction work focuses on transforming the interior into a comfortable living space with proper insulation, plumbing, electrical, and finishes.
Garage conversion ADUs are commonly used for:
Housing family members
Long-term rental income
Guest houses
Home offices or creative studios
As you saw throughout this project, a well-designed garage conversion can include everything a full home needs. A functional kitchen and comfortable living area to a private bedroom, full bathroom, and in-unit laundry.
